Mobiliare Real Estate Solutions raised US$100 million in the issuance of its first sustainability-linked bond, backed by IDB Invest, BI Bank Panama, and Banco General. This is part of a facility structured for up to US$300 million.

The issuance demonstrates once again that from Guatemala and Latin America, it is possible to structure transactions that gain traction in international capital markets.

It also reaffirms our commitment to sustainability, linking us to specific environmental performance targets. To date, we operate 55 projects certified under LEED, EDGE, or FITWEL standards — representing more than 60% of our portfolio’s certifiable GLA — with 23 additional projects currently undergoing certification.

Finally, the transaction reinforces our vision and strategy for a more integrated and competitive region. IDB Invest announced its participation as an anchor investor in the international private issuance of sustainability-linked bonds issued by Mobiliare Real Estate Solutions, subscribing US$50 million. The transaction, which totaled US$100 million in its first phase, also included participation from BI Bank Panamá and Banco General de Panamá, with US$25 million each. The instrument is structured to issue up to US$300 million in three phases.

The resources will be allocated to the expansion of Mobiliare's portfolio in the nine countries where it operates, with the condition that each project incorporates sustainability criteria. At the end of 2025, the company has 55 projects certified under LEED, EDGE or FITWEL standards — more than 60% of the certifiable GLA of its portfolio — and 23 additional projects in the certification process.

Likewise, the investment will contribute to supporting Mobiliare's clients who require real estate for their growth, positively impacting competitiveness, regional integration and attracting foreign direct investment. These developments are often found in secondary cities and emerging markets, which represents a strategic opportunity to stimulate the private sector, generate greater economic activity and deepen Latin America's connection with regional and global value chains.

Prensa Libre's coverage collected the testimonies of Mobiliare's allies:

"Rodrigo Navas, director of the Corporate Clients team at IDB Invest, stated that the projects promoted by Mobiliare generate impact, since they attract foreign direct investment, which in turn generates quality jobs and an important economic benefit for the countries."

«On behalf of BI Bank Panama, Silvia Elena Kilborn, vice president of Corporate Banking, and Alexis Bethancourt, vice president of Correspondent Banking and Treasury, commented that they consider that the bond issuance represented a strong opportunity for BI Bank Panama, not only because of its returns, but because it is a sustainability bond related to social and environmental responsibility, which the company supports.

"Bethancourt also positively valued the structure of the project presented to the market by the IDB Invest, since when that entity leads this type of structures it facilitates the investment decision and processes."

"Separately, Federico Albert, executive vice president of International Banking at Banco General, S. A., of Panama, explained that they decided to invest in this bond linked to sustainability because Mobiliare has been their client for years, and the issuance is aligned with two priority areas for the bank: sustainability and the environment."

The company presented an offer for its inaugural 144A/Reg S bond which drew interest from 160 accounts across the globe and culminated in November with the placement of $500M, at 6.750% due in 2032 (Ticker: MOBLMC).
