Mobiliare Recognized as an EDGE Champion in Sustainability by the International Finance Corporation

Interview with Guillermo Montano, founder and CEO of Mobiliare Real Estate Solutions

1. Jorge Carpio Arrivillaga (JCA): Guillermo, first of all, congratulations on the most recent recognition of Mobiliare on sustainability issues. In March 2025 you were distinguished as 'EDGE Champion' by the IFC. What does this award mean to you and what do you think were the key factors in obtaining it?

Guillermo Montano: Thank you, Jorge. We are truly honored to have received this recognition from the International Finance Corporation (IFC), the private arm of the World Bank Group. We obtained this distinction for our track record in certifying, to date, more than 44 properties in Mobiliare's current portfolio with EDGE, a prestigious sustainable construction standard present in 150 countries. In addition, all our future developments will also have this certification.

These certified properties generate an estimated annual savings of 9,350 MWh in electricity consumption, 99,000 m³ of water and more than 97,000 tons of CO₂. Efficiency in the use of natural resources not only benefits the users of our properties, but also contributes to the sustainable development of the communities where we are present.

For Mobiliare, being distinguished as EDGE Champion reflects the commitment and effort of our entire team in the effective implementation of our sustainability policies. It also highlights the collaboration with our clients and suppliers, who have been fundamental allies on our path towards more responsible and sustainable practices in the real estate industry.

2. JCA: After this recognition, what is Mobiliare's current vision on sustainability issues?

Guillermo Montano: With the constant guidance of our directors, our sustainability strategy, which is aligned with the UN Sustainable Development Goals, guides the definition of indicators and internal mechanisms to facilitate the management and measurement of our sustainable actions.

Since 2023, a mapping of materiality and impact on our stakeholders allowed us to identify material topics to define long-term sustainable commitments. This has allowed us to position ourselves among our AAA client portfolio as a strategic partner to promote practices that adequately manage the environmental impact and risk of their real estate projects in the countries where we operate.

Our promise to the region is to continue meticulously ensuring that all our practices are aligned with quality, sustainability and transparency objectives, in faithful compliance with our strategy.

3. JCA: Could you detail a little about the sustainable practices at Mobiliare?

Guillermo Montano: Our sustainable business practices are at the center of every decision we make.

Aware that the development of new infrastructures directly impacts the environment, we have implemented internal policies to regulate our processes on sustainability issues. These policies promote the use of environmentally friendly construction materials, reduction of energy consumption and emissions of harmful gases, and comprehensive management of natural resources.

Each property in our portfolio of real estate assets has been strategically developed and operated to meet high sustainability standards.

4. JCA: How many global sustainability certifications does Mobiliare currently have?

Guillermo Montano: As part of our sustainability strategy, we prioritize obtaining recognized global certifications, including EDGE, LEED® and Fitwel®. EDGE and LEED® promote sustainable building practices and energy efficiency, while Fitwel® provides building design and operation guidelines focused on the well-being of the people who occupy the properties.

Our portfolio includes a total of 58 projects with sustainable certifications to date, including more than 44 with EDGE certification, 8 LEED® certified projects and 6 with Fitwel® certification. As part of our commitment to excellence, we also seek to certify assets under development, thus guaranteeing high standards of sustainability in each new Mobiliare property.

In line with this commitment, in 2024, Torre Emblema received the highest recognition from the Salvadoran Chamber of the Construction Industry (CASALCO): "Iconic Project for Sustainable Construction". This distinction recognizes the efforts of Mobiliare and its clients to use environmentally friendly construction materials and optimize the use of natural resources.

All our recognitions and certifications are the result of a collective effort with suppliers, clients and neighboring communities.

5. JCA: In addition to all the sustainability practices implemented, how does Mobiliare define its value proposition?

Guillermo Montano: More than custom-built properties, Mobiliare offers its clients the possibility of regional expansion, based on trust, security and excellence in execution.

Our stabilized assets total more than 1.4 million m² of gross leasable area, distributed throughout the region; including nearshore service buildings, manufacturing plants and distribution centers. Also, 20 new projects in development will soon add more than 154,000 m² of leasable area to Mobiliare's portfolio.

6. JCA: In recent years Mobiliare has had accelerated growth, could you give a brief historical review of its evolution and the most important milestones in these years?

Guillermo Montano: Since 2020, Mobiliare Real Estate Solutions has been dedicated to providing large-scale real estate solutions in Latin America, positioning itself as a one-stop solution for multinationals and multilatinas. Since then, thanks to our clients, suppliers, team and directors, we have grown exponentially.

We began our operations in Guatemala, El Salvador, Honduras, Nicaragua and Colombia. Two years later, we extended our presence to Mexico, Ecuador and Costa Rica, strengthening our portfolio with logistics and manufacturing assets.

In 2024, we expanded our presence to the Peruvian market and, currently, as the leading regional private real estate investment fund, we have a portfolio with more than 80 stabilized assets under management, allowing us to serve our clients in 9 Latin American countries.

With the trust of our clients, we seek to continue growing in an orderly and sustainable manner, ensuring that meeting their specific needs is our priority.

7. JCA: What other countries do you consider could have potential for Mobiliare's future operations?

Guillermo Montano: At Mobiliare we carefully analyze our expansion strategy and will continue to focus on Latin America. In 2025, we seek to expand our operations in Costa Rica, Peru and Mexico, while reinforcing our position as leaders in Guatemala and El Salvador, with a special focus on logistics and industrial assets.

It is important to mention that we operate a BTS (Built-to-Suit) business model which implies a firm requirement from a client prior to any development work. This model allows us to grow prudently in partnership with our clients and focus on supporting them to be successful.

8. JCA: Would you like to add anything else for Moneda readers?
